The Pre Listing

This process begins with us conducting thorough research on your property, including historical searches, city and tax assessments, and title searches. We also compare active, pending, sold, and expired properties in the market. After completing this research, we compile the findings into a detailed, professional comparative market analysis. We'll review this analysis with you to help guide pricing decisions and develop effective marketing strategies.

The Listing Appointment

At this stage, we will meet with you for a no-obligation consultation, during which we will present the comparative market analysis tailored specifically to your property. During this meeting, we'll also review our credentials and discuss your goals and expectations. We will then outline pricing and marketing strategies, which include utilizing the MLS® system, various websites, online marketing, print advertising, and social media to ensure your property receives maximum exposure.

Additionally, we will conduct a walkthrough of your property and offer suggestions on improvements that could enhance its appeal—first impressions are crucial. Lastly, we'll review the different types of agency relationships, go over the listing agreement along with its terms and conditions, and finalize all necessary documents.

Listing and Marketing the Property

Great care and attention to detail are essential in this process. This includes reconfirming critical property details, such as encumbrances on the title, equity positions, and organizing condo documents if the property is a condominium. We also measure the property, arrange for professional photography, video and drone, install a lockbox, and review the showing procedures with you. Additionally, we'll organize the installation of the "For Sale" sign.

Once everything is in place, we upload the listing to the MLS® system, ensuring all information is accurate. We then prepare and execute a comprehensive marketing campaign, including print, online, and social media advertising. Feature sheets are prepared and delivered to the property. We also facilitate showings, gather feedback from potential buyers, and consistently review comparable properties to determine if adjustments to the listing could help accelerate the sale.

Offer and Follow Up Tasks

The offer phase is by far the most exciting and emotional part of the process. Our goal is to guide you through this stage, helping you understand the terms and conditions, and ultimately negotiate the best possible sale price and terms that align with your best interests.

During the conditional period, we coordinate property inspections and appraisals if needed, leading up to the receipt of the written notice confirming the sale of your property. Throughout the transaction, we ensure the contract is properly executed and distributed to all relevant parties, including the other REALTOR®, the brokerage, the mortgage lender, and the lawyers. We also report the sale on the MLS® and coordinate the possession process with you and your lawyer.

Our service doesn't end there. If any issues arise after the sale, we are here to help resolve or clarify any conflicts and provide additional information as needed. We are always available to answer any questions you may have.
