Financing Approval is a Must

This process includes meeting with a bank or mortgage broker (if you're unsure about the difference between the two, feel free to ask us). They will verify your credit history, assets, and employment to determine the purchase amount you can use when searching for a property.

This step sets one of the key parameters for your purchase, helping you understand what you can afford in the current market. It will help you narrow down your options, ruling in or out certain types of properties or locations.

In addition to the purchase amount provided by the bank or mortgage broker, consider what you’re comfortable paying per month. While you may be approved for a large purchase amount, it’s important to ensure that you’re comfortable with the monthly carrying costs

Build a Needs and Wants List

We willl assist you in outlining the type of property that best suits your needs. By asking a series of targeted questions, we’ll help you clarify what you’re looking for in a property and where it should be located.

Once your criteria are established, we’ll research the MLS® database, as well as properties that are yet to be listed or for sale by the owner, and compile a list for you to review. The Purchase and Possession

Once your needs and wants are clearly defined, the next step is to understand the details of a purchase agreement. We’ll review the different types of agency relationships, go over the purchase agreement, and explain its terms and conditions.

We will arrange viewings for all potential properties and provide honest feedback, highlighting both the positive and negative aspects of each. Once you’ve identified a property you'd like to purchase, we conduct thorough research, including historical searches, city and tax assessments, title searches, and comparisons of active, pending, sold, and expired listings. This comprehensive research ensures you have all the information needed to make an informed and educated decision.

We’ll offer advice and guidance throughout, negotiating the best possible price and terms based on the information you’ve provided. During the conditional period, we coordinate any necessary appraisals and attend the property inspection. We’ll also assist you in executing the written notice confirming your purchase of the property.

Throughout the transaction, we ensure the contract is properly executed and communicated to all relevant parties, including the other REALTOR®, the brokerage, the mortgage lender, and the lawyers. We keep you informed at every step of the process and work closely with you and your lawyer to prepare and finalize the possession.
