Fall 2026 Housing Market Outlook: A Changing Canadian Market and What It Means for Calgary and Area

Canada's housing market continues to evolve as we approach the end of 2026. Following several years of strong demand, rising prices and limited inventory, many markets are experiencing slower sales, increased competition and more cautious buyers.

According to the latest REMAX Fall 2026 Housing Market Outlook, these changes are being felt across the country, including Calgary and surrounding communities.

Canada's Housing Market: A Shift Toward Balance

The national real estate market has experienced a noticeable slowdown in 2026.

According to REMAX:

  • 81% of markets surveyed reported declining residential sales.

  • 56% of markets experienced increases in average home prices.

  • 32% of markets are expected to favour buyers this fall, compared to 15.2% a year earlier.

  • National sales are projected to finish approximately 2% below 2025 levels.

While sales have slowed, prices are not declining everywhere. Regional economic conditions, housing inventory and affordability continue to influence individual markets.

Buyers are also adjusting their expectations. A REMAX survey found that 65% of Canadians would consider compromising on certain property features to achieve their housing goals, while 63% would consider relocating for a more suitable home.

Calgary's Housing Market: A Changing Landscape

Calgary has experienced a significant shift from the exceptionally strong conditions of recent years.

According to the REMAX Fall 2026 Calgary Housing Market Outlook:

  • Average residential prices declined 2.1%, from $584,780 to $572,500.

  • Residential sales decreased approximately 11%.

  • Condominium sales declined approximately 26%, with average prices falling approximately 8%.

  • Average residential prices are forecast to finish 2026 approximately 5% below 2025 levels.

However, these figures do not tell the entire story.

Calgary is experiencing different market conditions depending on the property type, price range and community.

Detached and semi-detached homes have generally demonstrated greater stability, particularly in established and desirable neighbourhoods. Meanwhile, increased apartment and condominium inventory has created greater competition among sellers and additional opportunities for buyers.

Calgary and Surrounding Communities

Communities such as Airdrie, Cochrane, Chestermere, Okotoks and Strathmore continue to provide alternatives for buyers seeking different housing options, larger properties or a change in lifestyle.

However, market conditions vary between communities. Buyers should consider not only purchase prices but also commuting costs, amenities, property taxes and long-term resale potential.

What Does This Mean for Sellers?

For homeowners considering selling this fall or preparing for a move in 2027, the changing market requires a more deliberate approach.

During periods of exceptionally strong demand, sellers could sometimes achieve favourable results despite aggressive pricing or limited preparation.

Today's environment is less forgiving.

Buyers have more opportunities to compare properties and are paying closer attention to condition, renovations, layout, location and overall value.

Successful sellers should focus on three fundamentals:

Accurate pricing: Understanding recent comparable sales is essential, but equally important is evaluating the properties currently competing for the same buyers.

Property presentation: Professional photography, thoughtful staging, property preparation and comprehensive marketing can help a listing distinguish itself from competing homes.

Market responsiveness: Showing activity, buyer feedback and changes in competing inventory provide valuable information. Sellers who respond to market conditions are often better positioned than those who remain anchored to previous expectations.

It is also important to recognize that not every property will experience the same level of demand. A renovated detached home in an established community may perform very differently from an apartment condominium in an area experiencing elevated inventory.

What Does This Mean for Buyers?

For buyers, the shift toward more balanced and buyer-favourable conditions in certain segments provides opportunities.

Increased inventory can mean more properties to consider, additional time for due diligence and potentially greater negotiating flexibility.

However, this does not mean every property is available at a discount.

Well-maintained homes in desirable locations can still attract strong interest, particularly when appropriately priced.

Buyers should focus on securing a property that meets their long-term needs rather than attempting to perfectly time the bottom of the market.

Understanding financing, mortgage qualification, property condition and the relative value of competing homes remains essential.

For those selling one property and purchasing another, the relationship between the two transactions may be more important than the movement of prices alone.

A homeowner may receive less for their current property than they would have during the market peak, but they may also benefit from improved selection and negotiating opportunities on their next purchase.

Looking Ahead to 2027

As we move through the final months of 2026, several factors will continue to influence the Canadian and Calgary housing markets.

Mortgage financing costs, employment conditions, population growth, consumer confidence and the supply of available housing will all play important roles.

In Calgary, the volume of newly constructed housing entering the market, particularly apartments and condominiums, will be an important factor to monitor.

The REMAX outlook suggests that the remainder of 2026 will continue to favour buyers in some segments, while detached and semi-detached homes remain closer to balanced conditions.

Looking further ahead, it would be premature to assume either a rapid recovery or a prolonged downturn. Much will depend on how housing supply and buyer demand adjust over the coming months.

What is clear is that the market has changed, and strategies that worked during the exceptionally strong conditions of previous years may no longer produce the same results.
